Job title:Acquisitions Manager (Europe) – Real Estate (luxury)

We are looking for a truly, dynamic, entrepreneurial, charismatic and confident Acquisitions Manager to expand our Clients existing successful European portfolio (luxury boutique Hotels / Aparthotels). The business is going through a fast growth process and is looking for the right individual to be an integral part of this process. Not only would you be accomplished at building strong relationships and contacts, you would have an excellent acquisitions and deals record and be able to identify and execute transactions and suitable investment opportunities

Purpose:

Responsible for originating and securing development opportunities, through identifying and reviewing new acquisitions and developments across the DACH & Northern European markets, as well as selected Eastern European locations as appropriate.

Group Acquisitions Director

Responsibilities include:

  • Lead Acquisitions & Development in the region, identifying and reviewing new acquisitions & developments, contributing to financial modelling and feasibility studies to support deal qualification
  •  Collaborate with research teams to ensure “target markets” are considered when evaluating potential locations and themes for new investments
  • Continually monitor conditions within local markets to have a framework from which to evaluate new investments
  • Aid in the development of a focused database of agents, property companies, funds and financiers that can be deployed within the region
  • Lead the technical due diligence phase for all new acquisitions and leases; ensure the guidelines are met to consistently high standard of product relating to brand suitability maintenance (buildings and grounds),  guest facilities, utilities, FF&E, OS&E
  • Lead the selection of key Development Managers, professional team appointees and local strategic  relationships (including legal teams) across the territories; more specifically, find the right partners and  delivery team to scope, budget, plan and deliver construction projects and Capex renovation projects across the current portfolio on time and within budget
  • Source and negotiate operating agreement opportunities in line with the business plan
  • Conduct property investment appraisals and viability analysis of the potential opportunities relative to the company’s business plan metrics and targets
  • JV creation: working with existing landowners and developers to create structures that meet the necessary return hurdles for both parties
  • Negotiate leases and management agreements
  • Foster a strong team ethic and create a high-performance team culture raising the bar in terms of performance and influence throughout the business

IN THIS ROLE YOU WILL NEED THE FOLLOWING.

Experience

  • Demonstratable success in a similar senior Acquisitions/Development role within a large asset or multi-unit operator (e.g. hotels, members clubs, co-working), private equity group or mixed-use developer
  • Knowledge of lifestyle hospitality brands
  • Proven experience in working successfully in geographically disparate teams with indirect reporting lines
  • Experience in using centralised resources to achieve desired results
  • Strong deal track record and evidence of deal sourcing for ground-up developments across Europe
  • Understanding of key investment criteria
  • Experience of building relationships in new markets and with industry specialists to aid opportunity identification
  • Understanding of working successfully within a private equity context is advantageous
