THE COMPANY:
Our client is a global real estate services provider in Central London. They are currently looking for a professional and hardworking candidate to join their busy and dynamic team as Property Manager and upholding their well recognised brand.


THE ROLE:
  • Assisting in day to day tenant and client queries across the managed portfolios
  • Becoming a direct contact for clients and tenants and be able to deal with their queries in a timely and efficient manner
  • Taking a proactive role in property management
  • Carrying out regular property inspections
  • Ensuring accurate client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales
  • Have an awareness and assist in the advance planning for events
  • Assisting in the transition of client/properties and the setting up of new  instructions  and portfolios
  • Draft, review and approve service charge budgets
  • Reading and summarising of leases and ensuring accurate data is maintained on the property management system
  • Ensure that Risk Assessments are carried out and actioned where necessary
  • Building strong working relationships with the existing clients
  • Prepare in advance for client meetings, record minutes of those meetings and carry out any actions arising
  • Liaise with the building managers and regional facilities managers to ensure that the buildings are well
  • Deal with all aspects of utility recharges
  • Complete workflows for general changes, new lease documentation and the set up of new clients and properties
  • Review service charge cash flow and budget regularly
  • Contract negotiation for all services and ongoing monitoring of service levels
 
THE PERSON:
  • Previous experience in the Property Management sector is essential
  • Strong attention to detail
  • Excellent organisation skills, being to prioritise own workload and stick to deadlines
  • A team player, with the ability to use initiative
  • Must be articulate, professional and persuasive with a good telephone manner and good report writing skills
  • Demonstrate strong financial and analytical acumen
  • Show the ability to cross sell other services
  • Knowledge of industry practice and RICS code of conduct
  • Ability to work with a high degree of professionalism with little supervision
  • Be adaptable and enthusiastic
  • A desire to progress and generate new business
  • Highly competent in the use of Microsoft Office
